Vividsnova started because we saw a gap between what property agents were saying and what was actually happening in Kisumu's market.

Vividsnova was founded in Kisumu in 2018 by a small team of property professionals who had each spent years inside the industry and grown frustrated with the same recurring problem: clients were getting advice based on national averages and Nairobi-centric assumptions that simply didn't apply on the ground in western Kenya. The Lake Victoria region has its own market dynamics — seasonal demand patterns, neighbourhood-specific infrastructure challenges, a growing commercial corridor linked to the Port Victoria Road development, and a residential buyer profile that's quite different from Nairobi's. We built Vividsnova to serve that specific market, with advisers who live in Kisumu, track local transactions weekly, and know the difference between a Milimani price correction and a broader market shift. Since 2018 we have completed over 340 property transactions across sales, rentals, and valuation assignments. Around 70% of our new clients come through referrals from past ones — a figure we track because it tells us more about client satisfaction than any survey. Our team of eight advisers covers residential and commercial property across the main Kisumu sub-markets: Milimani, Riat Hills, Mamboleo, Kondele, and the CBD.

Our process is document-led: every listing, valuation, and tenancy agreement is grounded in paperwork you can read and question. We hold ourselves to a slate-professional standard — calm, clear, evidence-based — because that's the environment where good decisions get made. There are also things we're clear that we don't do: we don't offer ongoing property management services, we don't provide legal advice on title disputes, and we don't make return predictions on investment properties. Real estate in Kisumu is a strong market, but outcomes depend on factors we can't control — interest rates, infrastructure timelines, and individual buyer motivation among them. What we can control is the quality of the advice we give you, the accuracy of the information we present, and the speed with which we respond when you have a question.
